1.A “LISTING INITIAL PREPARATION DAY” IS SCHEDULED AT THE CONVENIENCE OF THE SELLER, TO HAVE ALL THE INSPECTIONS/REPORTS COMPLETED UP FRONT. THIS CAN INCLUDE BUT IS NOT LIMITED TO THE FOLLOWING:

A. PHYSICAL INSPECTION

B. ZONING INSPECTION

C. GEOLOGICAL

D. PEST INSPECTION

E. MOLD/RADON

F. SEWER LATERAL

G. SEPTIC INSPECTION

H. FIREPLACE/CHIMNEY

I. POOL/SPA

(DEPENDING ON THE PROPERTY, OTHER REPORTS/INSPECTIONS MAY BE NEEDED)

2. ON THAT SAME DAY WE ARRANGE FOR THE FOLLOWING TO OCCUR:

A. PROFESSIONAL MEASUREMENTS/FLOOR PLAN TO BE PRODUCED

B. PROFESSIONAL STILL PHOTOGRAPHY

C. PROFESSIONAL VIDEOGRAPHY, INCLUDING DRONE WORK FOR AERIAL PHOTOS.

D. BROKER PRICE EVALUATION – SPECIFIC AGENTS/BROKERS INVITED TO PREVIEW

THE PROPERTY AND GIVE THEIR OPINION OF VALUE, BASED ON MARKET KNOWLEDGE.

3.AFTER ALL REPORTS ARE RETURNED (USUALLY A FEW DAYS), AND STATISTICS COMPILED USING COMPARABLE SOLD PROPERTIES AND BROKER PRICE OPINIONS, WE MEET WITH THE SELLERS AND REVIEW EVERYTHING. AT THAT POINT, LISTING AND DISCLOSURE DOCUMENTATION ARE COMPLETED, AND WE CAN DETERMINE THE BEST PRICE THE MARKET INDICATES FOR THE PROPERTY THAT WILL BOTH REFLECT ITS CONDITION, AND WILL ENGAGE BUYERS’ INTEREST. THE PROPERTY CAN THEN BE PUT ON THE MARKET.

REPORT PACKETS ARE PREPARED FOR PROSPECTIVE BUYERS; THE GOAL IS TO HAVE ALL THE INFORMATION WE POSSIBLY CAN TO PRESENT TO BUYERS, SO THEY CAN MAKE INFORMED OFFERS, AND WE CAN SELL THE PROPERTY IN ‘AS IS’ CONDITION.
